Co-living sits between a house share and an aparthotel, and the label gets stretched a long way.
A house share means you rent a room in a flat, split the bills, and manage the household yourself. Cheapest on paper, most admin in practice.
A build-to-rent flat means a self-contained apartment in a professionally managed block, usually with a gym and a residents' lounge. You still pay your own bills and council tax.
Co-living proper means a private room or studio — ideally ensuite — plus shared kitchens and social space, with every bill folded into one monthly payment and some kind of managed community programme. The genuine differences between operators show up in three places: whether your room is ensuite, what "all-inclusive" actually covers, and what the minimum stay is.
That last one catches people out constantly. A headline price is meaningless if the operator needs a twelve-month commitment and you need four months.
On verified entry pricing, AndSoul Southall at £1,050 a month is the most affordable genuinely all-inclusive, ensuite co-living in London right now. Gravity Co Hounslow is the closest at around £1,210, and both sit in West London for the same reason: land is more affordable further out.
Two honest caveats.
First, shared-flat operators can land lower per month. Lyvly and Cohabs run a members-in-a-shared-house model rather than a studio model. If you are happy sharing a bathroom, you can sometimes beat £1,050. You will not get an ensuite, and you will not get a wellness programme.
Second, a low headline rate is not the same as a low monthly cost. The comparison that matters is total outgoings. A £950 room with £180 of bills, a £60 gym membership and no breakfast is not cheaper than £1,050 with all of that included, it is more expensive and harder to budget.

The only operator including a full wellness-house membership. Shoreditch residents get full membership of The Sanctuary next door, sauna, ice bath, coworking and the events programme, inside the rent. Everyone else charges for the gym or leaves it out entirely.
Food is actually included. Breakfast every morning and weekly communal dinners. Most operators include a kitchen and stop there. The dinners are the thing residents mention most often, because they are how you actually meet people rather than merely living near them.
A 30-day minimum in Southall. Genuinely flexible, without the nightly rate you pay for flexibility at an aparthotel.

All-inclusive co-living folds those into one payment, which is both cheaper for most single renters and far easier to budget. Sharing a two-bedroom flat with a partner or friend is often still cheaper per person.
